Payments

All payments are due by and no later than the time of the inspection, test, and or service provided. It is recommended that payment be made before the inspection. Acceptable forms of payment are Cash, Card, Zelle, Venmo, or Check. Please make all checks out to Live Safe Home Inspections, LLC.

FAQs

What is covered in a home inspection?

It's a full detailed inspection. Roof, attic, exterior, interior rooms including all accessible windows, doors, outlets, walls, ceilings, floors, light fixtures, appliances, plumbing, HVAC, electrical, structure, basement/crawlspace.

Do you test the washer and dryer?

Yes We Do! This is done as a courtesy and will not reflect in the report unless a defect is observed.

Please keep in mind washers and dryers with clothing in them will not be tested.

Can I see a sample report?

Yes, A sample report is available on the homepage, located in the "Services" section of our website.

How long have you been doing inspections?

Our inspectors have various levels of experience from 3+ years to 15+ years.

Do you contract out any of the work?

No. We personally perform all services.

What other services do you recommend?

We always recommend to have a sewer scope and radon test done to ensure your home is safe and there will not be any expensive repairs in the future.

Discounts for Military, Referral, Etc?

Of the different discounts we offer, you will receive the largest amount you qualify for. When you bundle all three services together you get a total discount of $75 off which is the best deal at this time.

Pre Drywall Inspection for new inspection?

Unfortunately, We do not do them. 

What kind of radon monitor/test do you use/do?

We use an Active CRM (Continuous Radon Monitor) to perform a 48 hour measurement that will count the alpha particles every hour to obtain the overall average radon measurement.

How much does a radon mitigation system cost?

The typical radon mitigation system costs around $1200 but may be more costly for homes with a crawl space due to the cost and labor of installing a vapor barrier.

Do you test sprinkler systems?

Yes, we can test the sprinkler system for an additional $65 charge.

What all is included with your service?

In addition to our home inspection services, we offer a buyers protection program absolutely free. Our buyers protection program includes a 100 day warranty, 5yr roof leak warranty, recall check on appliances, 200% guarantee, $100 towards handyman services through porch.com and the best price in home security through our partnership with ADT.

Do you provide warranties?

Yes, we provide a 100 day in house warranty which we are proud to call “the best warranty in the industry”. We also provide a 5 year roof leak warranty. Both warranties are included with your home inspection at no additional cost. The roof warranty does have a $300 deductible in the event of a leak

Are you certified?

Yes, all of our inspectors are certified through the International Association of Certified Home Inspectors (InterNachi) which is the world's largest organization of certified residential and commercial inspectors. They are also the only accredited institution for home inspector education.

Are you insured?

Yes, we are fully insured with general liability as well as errors and omissions insurance.

Am I allowed to be at the inspection?

Yes, you’re welcome to be there the entire time but it is not required. Some people do not show up at all. We do recommend you attend at least the last half hour. This allows time for you to take measurements and photos and also allows your inspector to stay focused and dialed in without interruption which will result in a better end product. Once we complete the inspection, we can then provide you with a full walkthrough of our findings and take the time to ensure all your questions are answered.

How do you know if the radon test is high?

The EPA has an action level of 4.0 pCl. Meaning any average measurement of 4.0 or higher is cause for mitigation. The EPA also recommends considering mitigation with average measurements between 2.0 and 4.0. But average measurements between 2.0 and 4.0 will likely not be addressed by the sellers as they are below the EPA’s action level of 4.0

The home already has a mitigation system, do I still need to test?

We always recommend testing to ensure the system is operating properly. Our experience is that one out of every seven homes with mitigation systems have radon levels that come back elevated when tested.

Do you offer well inspections?

We do not offer the well flow test but we can offer a water quality test.

Can you locate my sewer line?

Yes, we can scope and locate your sewer line for $165

Do you offer roof inspection only?

Yes, we can provide a roof inspection for $125

What areas do you service?

We service the Denver Metro Area as well as Northern Colorado, Castle Rock and Colorado Springs.

Do you wear masks during the inspection?

We follow all CDC safety guidelines. If the mask mandate is active, yes.

When will I get my report?

We provide same day reports. You will usually get it the same day or evening as the inspection.

What payment do you accept?

We accept Cash, Check, Card or Venmo.

Where is my email?

Be sure to check your spam/junk folder. Sometimes the emails we send you, end up there for whatever reason.

The home does not have a basement, do I still need a radon test?

This is one of the most common misconceptions among the real estate industry.

The EPA recommends all homes be tested. From our experience, about 60% of the homes we test without a basement come back with elevated levels. Although not common, we have even had second floor condos come back with elevated levels.

Do you charge to pull toilets for a sewer scope?

Unlike many of our competitors, we never upcharge for pulling toilets.
